Completely agree with what you would do re new archway to the bedroom, makes total sense! I love properties with unusual layouts! I'd definitely keep the old tile! I also think the outside sheds could make good camping-like or hostel-like sleeping areas, one guest or one couple to a shed, since they all have proper doors and windows. Then they could just come in the house and use the bathrooms. And I love the views, especially the way the land is flat and then rises up the mountains. It actually reminds me of the plains of the Veneto, which is still another favorite region of mine in Italy. 🙂

What a house, Dave! I love galley kitchens, so I wouldn't change anything except maybe make that opposite wall the breakfast area as you mentioned. I'd turn the office with the terrace back into a smallish living room with a dining table between the kitchen and the stairs going farther up. The living room doesn't have to be so large since I would spend time out on the terrace when the weather is nice. The upstairs living room I'd turn back into a bedroom and see if a bathtub can be installed in place of the storage space in the ensuite. Otherwise, as for the "middle" bedroom I'd see about removing the wall with the photos and closing off the entire space, making it one huge bedroom with a dressing area and the ensuite that already has the bathtub! As for the unfinished space next door, punch through on the inside, then finish off that space into a complete apartment. 🙂

How can someone with any possible reputation in real estate can show a property like this one and say that has ANY WHATSOEVER VALUE? This is the perfect example of a “snake oil salesman”. Don’t listen to this garbage.

Looks like all sanitaries, electricity installation and the heating need to be done. May be the roof need to be covered new. State of wooden constructions (attic) need to be checked. Windows need either renovation or replacement. Balcony fences don't look secure. All the rest can be done by yourself, I guess. To my experience, you need 400 to 500 k€ initial investment. Don't forget that yearly expenses (heating etc) can be quite substantial for this kind of old building.

It's great to see an apartment where something already has been done. Everybody has their own taste so you would change some things here. Minus is the location. Can't park your car nearby, and you always have those stairs when walking home. I don't care about the restaurants and such, I want to know where the grocery stores are etc. It would have been pretty good, but is in the wrong place.

First though is, it's great that the kitchen is separated. Never ever a messy kitchen in the dining room area! Just update the kitchen. It's a very small house, but you probably could live there part of the year. As usually a lot to repair. If I would get the permission from the municipality, I would keep a couple of horses there. But elsewhere, the views are not that great.

This is, almost, where I could live. But it isn't a "palazzo" anylonger. I don't think the house is that big, but will take a fortune to renovate. Still, you never get it back to what it once was. All the fireplaces have been removed (and sold), original "wallpapers" (woven tapestries), taken away, all the stucco is gone...The frescoes are painted over etc. A real shame actually. But you can do something of course, but it will take time and money. I do understand why the price is "low". All windows must be replaced, I noticed the wood is rotten. And lot of mold here and there. Then electricity, water, check the roof, and such things. I don't know where in Italy this is but it could be very cold inside during winter. No heating system. And then there are the taxis... No longer any land belonging to this property, and the garden is small but could be beautiful after some job. I wouldn't start any businesses. I would keep it as my home. At least there would be space to paint and do other art works, and to store all my paintings, lol

I don't know... I don't like the floors, and certainly not that ceiling upstairs. It also seems odd somehow. Maybe because it's only half of the house? No. I wouldn't buy this one.

Great place! I like your ideas and would add a couple things. I would remove those tiles from the kitchen wall and repurpose them elsewhere, swap out all the light switches for something more appealing and order a paint sample book from farrow and ball.

Yes its fabulous, but it is quite literally a money pit. Notice all the cracks in the concrete, and the water stains on the 3rd floor running carpet? And how does one check the foundation of a house like that?
